Snow Load and Roof Design for an Adirondack Custom Home

If you're building up here, the roof is the part of the design I think about hardest, because Boonville winters put more weight on a roof than most people expect. A roof that works fine downstate can be the wrong choice on the Tug Hill edge. The good news is that when you plan for the snow from the start, it stops being a problem and just becomes part of how the house works.

Why does snow matter so much in Boonville?

Boonville sits right where the moisture off Lake Ontario runs into the western Adirondacks. That combination dumps deep, heavy snow, and it stays. We're not dealing with a couple of storms that melt off in a week. The snow builds up and sits on the roof for months.

Wet snow is heavy. A roof that carries a fluffy foot with no trouble can groan under the same depth once it's been rained on, then refrozen. Then another storm comes on top of it.

So when I design a roof out here, I'm not just thinking about the worst single storm. I'm thinking about a whole season of accumulation, and what happens when that load has nowhere to go.

How do I design a roof to handle the load?

It starts with the framing. The rafters or trusses, how they're spaced, the size of the lumber, and how the whole system ties together all change based on the load the roof needs to carry. A steeper pitch sheds snow better, but a steep roof throws that snow somewhere, and you have to plan for where it lands.

Here's what I'm looking at when I lay out a roof for an adirondack home snow load in Boonville NY:

  • Pitch, so snow slides off instead of stacking indefinitely
  • Where the snow slides to, so it isn't burying a doorway, a walkway, or the propane tank
  • Framing size and spacing sized for the load, not the minimum
  • How valleys and roof-to-roof connections collect snow, because those spots pile up fast
  • Overhangs and eaves that can take the weight without sagging

Complicated roofs with lots of valleys and dormers look great, and I build them. But every valley is a place snow collects and meltwater runs. On a mountain house, a simpler roofline often ages better and gives you fewer headaches down the road.

What about ice dams and drainage?

Ice dams are the other half of the snow problem, and they cause more damage than most people realize. Warm air leaks up into the attic, melts the snow on the underside of the roof, that water runs down to the cold eave and refreezes. It builds a dam, and then meltwater backs up under your shingles.

The fix is mostly about the parts of the house you never see. A tight, well insulated ceiling and a properly vented roof keep the roof deck cold so the snow doesn't melt from below in the first place. On a custom build I can get that right from the framing stage instead of trying to patch it later.

At the eaves I detail for water that's going to try to get back in, because up here it will. Getting the underlayment and flashing right at the edges is what keeps a cold-roof design honest.

Does snow load change how the whole house is built?

It does, more than the roof itself. That load travels down. The weight on the roof pushes down through the walls and into the foundation, so the way I frame and support the house has to account for what's sitting on top of it all winter.

Where you put covered porches, entries, and the driveway matters too. I'd rather site the garage and the front door where snow isn't sliding off the main roof onto them. That's a decision we make early, when we're placing the house on the lot, not after the walls are up.

I also think about the long game. A vacation home that sits empty for stretches in the winter needs to handle snow without you being there to shovel a roof or run a rake. That changes some of the choices I'd make on a house someone lives in full time.

What should I decide before we start?

The biggest thing is to bring the roof into the conversation early, when we're still talking about the shape and placement of the house. It's a lot cheaper to move a dormer on paper than to fix a snow problem after your first winter.

Think about how the house sits on the land, where the sun hits it, and where you actually want to walk in and out during a storm. Tell me how you plan to use it, full time or seasonal, because that changes how I'd handle everything from the roof pitch to the entries.

I build these homes to live in the climate they're in, not to fight it. When the roof is designed for the snow instead of surprised by it, winter stops being something you worry about.
